Guests are asked to treat this home as they would their own and be courteous of neighbours and noise bylaws.

CHECK IN TIME IS AFTER 4 P.M. PST and CHECK-OUT TIME IS 10A.M. PST. No exceptions unless discussed with homeowner and approved.

All music and loud noise must be off by 11pm. No loud partying, profanity or excessive drinking. Smoking is only allowed outside in designated areas. Please use ashtrays and disposal cans provided. No shoes in the house. No animals on beds or furniture. Close blinds to bedrooms when not in use as this will aid in keeping the upstairs cool on those long hot summer nights. Guests will be responsible for stained or missing towels and linens. Guests will be charged for replacing any missing items or permanently soiled linens.

Septic system: The septic system is very effective, however, it will clog if improper material is flushed. Do not flush anything other than toilet paper. No paper towels, no tissue, no baby wipes, and no feminine products should be flushed at any time.

POOL AND HOT TUB RULES : NO GLASS IN POOL AREA! NO DOGS IN POOL! ***YOU WILL BE HELD RESPONSIBLE FOR REPLACEMENT IF POOL LINER IS TORN BY ANIMALS OR CUT BY BROKEN GLASS! All children must be supervised by an adult at all times. Pool cover must be closed when not in use at all times. No diving. No lifeguard on duty. No running on deck. Be sure all gates are closed and locked at all times. No running walking on pool cover when closed or this will result in your immediate eviction.

No open fires are permitted. Fire ban in effect all summer.

All charges accrued during the stay are to be paid prior to departure.

Maximum occupancy: The maximum number of guests is limited to 12 people. Any unauthorized persons found on the property that are not registered or approved by the homeowner will result in your immediate eviction.

Minimum stay: This property requires a five night minimum stay during summer months and peak seasons unless otherwise indicated.

Inclusive fees: Rates include a one time linen and towels set up. Amenity fees are included in the rental rates. No daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included unless requested in the rental rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the units.

Rate changes: Rates are subject to change without notice.

Event Fee: Negotiable

Falsified Reservations: Any reservation obtained under false pretence will be subject to forfeiture of advance payment, deposit, and/or rental money and the party will be not permitted to check in.

Written exceptions: Any exceptions to the above mentioned policies must be approved in writing in advance.

Before leaving: We ask that the vacation property be left in approximately the same condition as you found it on the day you arrived. All garbage and recycling must be left in designated area outside (Garbage is moved to end of drive every Friday by caretaker.) Dishes to be placed in dishwasher cleaned and put away. All lights are to be shut off and windows closed. Dirty towels are to be placed in the shower stalls, linens removed and piled loosely on bed and comforters turned down. counters cleaned, floors swept, garbage and recycling placed outside, barbeque cleaned and pool toys put away. Fire pit must be covered and off when unattended.

This is not a party house quiet time is 11 PM. Absolutely no loud music. No excessive alcohol drinking. No screaming or profanity of any kind will be tolerated. Failure to abide by these rules will result in the immediate eviction of your party and forfeiture of the balance of your trip and all funds paid.
The homeowners are not responsible for the loss of personal belongings or valuables of the guest.

By excepting this reservation it is agreed that all guests are expressly assuming the risk of any harm or damages arising from their use of the premises or others whom they invite to use the premises.

Written exceptions: Any exceptions to the above mentioned policies must be approved, in writing, in advance.

You must also acknowledge

Must climb stairs – One flight of stairs up to bedrooms. Large property and home so everything is a bit spread out.
Pet(s) live on property – Small non shedding dog lives on the property so any approved dogs would have to be friendly in nature.
Some spaces are shared – Driveway and parking area is shared. Side of the house shall remain clear of guest vehicles. Pool and side of yard sometimes used when not occupied
Amenity limitations – Side Yard on south side of property for homeowner use and access to caretaker suite. Horse, barn and paddock strictly off limits unless agreed upon
Security Deposit – if you damage the home, you may be charged up to $1000
